Best places to live in Southern Missouri?

Hi guys! I am planning to move from NYC in about two years and have Missouri on my list as a possible destination. I am drawn to the southern part of the state because of the country feel and the Grand Country Music Hall. I have looked at Republic, Nixa, and even parts of Springfield.
Please let me know what parts of southern MO you suggest.
As for work, I am most likely going to work in the communications industry, but am also looking at paralegal certification programs. I will have a BA in English with a writing concentration.
Top Comment: Republic, Nixa and Springfield are all pretty much the Springfield metro, it's just a question of how long you want to drive to town. None of them are particularly linked to the branson culture you're referring to. If you like walkability, local culture, activities and employment opportunities, I'd recommend columbia or springfield proper, but the opportunities might not be as plentiful as you might find in the st louis or KC areas. Small town life might seem appealing from afar, but in person it means wanting to eat out and having to choose between Arby's, BK, McDonald's, or a 2 hour drive. I have that exact degree, and have a good job in the field but getting there took a decade in less-than-ideal positions.

[Landlord US-MO] Cons of living in same 'hood as my rental?

I'm an experienced single-family home landlord. Currently I own a rental about 8 minutes from my home. Wife and I have decided to sell it (huge potential return) and buy our next home to live in. Catch is the new home is a block from where we live now and we're considering renting the home we're in now. Tell me why it's a bad idea to live a stone's throw from a rental. Note: there's a 99% chance we'll employ a management company to handle tenant interactions, rent, repairs, etc.
